Veterans Affairs guarantees a portion of the loan, offering a competitive interest rate often without requiring a down payment or Private Mortgage Insurance (PMI). Eligible borrowers must have suitable credit, sufficient income, and a valid Certificate of Eligibility (COE) to qualify for a VA-guaranteed home loan.
Who qualifies for a VA loan?
- Active-duty service members, veterans, current or former National Guard or Reserve members, and surviving spouses.
- A minimum credit score of 640 is required.
- A valid Certificate of Eligibility (COE) is required.
- Additional VA forms are necessary.
VA loan requirements as set by the U.S. Department of Veterans Affairs:
- The basic entitlement available to each borrower is $36,000. We can loan up to 4 times the available entitlement without a down payment, provided the borrower’s income and credit qualify, and the property appraises for the asking price.
- Maximum VA Financing as of 2025 is $806,500. While there’s no set cap on how much you can borrow, there are limits on the amount of liability the VA can assume.
